Pre-construction across Halton, Peel, Hamilton & Niagara
I built houses for 25 years. It helps when you’re buying one that doesn’t exist yet.
Every project below says where its information came from and the day it was last checked. Where the builder has not published something — the tenure, the real deposit schedule, whether the price is net of the HST rebate — it says that too, instead of guessing.

The builder, the sales office in writing, or a municipal record. Publishable with a date.
Royal LePage Pinnacle’s own project register. Good enough to shortlist — I confirm price, ownership and occupancy with the sales office before you act on it.
Third-party sites only. A call to the sales office is owed, and the label stays until it is made.

BurlingtonFeaturedNow selling · 21 homesThe Ghent Collective
Northern Cardinal Homes · 2170 Ghent Ave
- From
- From $810,000
- Occupancy
- July 2027 (estimated)
- Type
- Townhouse
Twenty-one three-bedroom towns on one Burlington street, and the price list is the interesting document: the 18 August list marks most lots down from the original figures — the entry Maple went $878,870 to $810,000 — while one Aspen is priced above its original. That is a builder clearing specific lots, so ask which ones are moving and why. The deposit is the gentlest on this list: $45,000 over five months, then the balance to 10% at 150 days. Two things to settle before you write anything — the fact sheet says fees are $1.70 per square foot and the broker page says $0.14, with neither stating a period, and nothing in the package puts the ownership structure in writing.

Caivan · Dundas St W & Neyagawa Blvd — beside Lions Valley Park
- From
- Towns from $799,106 · detached from $1,549,990
- Occupancy
- Not published
- Type
- Mixed
The one on this list with a townhome built as two separate homes: Caivan's Advantage plan puts a self-contained 807–855 sq ft lower residence with its own entrance under a 1,678–1,732 sq ft three-bedroom upper, and calls the lower a legal secondary suite. That is the plan to look at if you want a tenant paying down your mortgage — provided the suite is permitted as a second dwelling unit on paper, not roughed in for later, and provided the two sides are separately metered. Ashford at $799,106 is the entry; the 24' towns are nearly twice the floor area but count a finished basement in that number, and at $1,039,990 they cost more than the two-unit Advantage town is far from — the Advantage opens at $1,099,990, roughly $60,000 more for a second home you can rent. Detached opens at $1,549,990 (40'), $1,599,224 (42') and $1,828,734 (50'). Every one of those is net of the HST rebate for a qualified buyer. Deposit structure, lot sizes and occupancy are still unpublished, and Caivan's "no tax for all" HST advertising is worth reading the conditions on before you count the saving.

EtobicokeNow sellingJoya Condos
Marlin Spring · Greybrook · The Queensway
- From
- From $409,990
- Occupancy
- Spring 2028
- Type
- Condo
The lowest entry price in Etobicoke on this list, and a deposit stretched across three calendar years rather than three months — which is what makes a $409,990 studio reachable. The portal lists savings on the smaller suites and free parking on two-bedrooms and larger; both are incentives that expire, so ask what is current the day you sign. Spring 2028 is a long hold on a stretch of the Queensway that is being rebuilt all at once.

EtobicokeNow sellingWestshore Towns
Minto Communities · Long Branch
- From
- From $584,900
- Occupancy
- October 2027
- Type
- Townhouse
Three different products under one name — flats, garden towns and sky towns — so the $584,900 belongs to the smallest of them. A $0 assignment fee is worth real money if your plans might change, but the deposit here is 15%, not the usual 10%: on an $800,000 town that is $120,000 before you have the keys. Long Branch is lake-side Etobicoke with GO service, which is most of what you are paying for.

EtobicokeNow selling · phases 1 and 2Verge Condos
RioCan Living · Islington Ave & The Queensway
- From
- From the $600s
- Occupancy
- Ask
- Type
- Condo
A 5% total deposit is half what most builders ask, and that is the story here — it is a landlord-developer (RioCan) pricing for volume rather than for a one-off sale. The portal holds both phases with the same terms. Ask which phase your suite sits in and what the reduced deposit does to the closing-day balance, because the money does not disappear, it moves.

Equiton Developments · 875 The Queensway
- From
- On the price list
- Occupancy
- Early 2027, per the portal's reading of the deposit schedule
- Type
- Condo
Monthly deposit instalments instead of a lump sum, which suits a buyer with income but not savings — and a 15% total, which does not. Note how the occupancy is written: the portal worked it out from the deposit timeline rather than quoting the builder, so it is an inference, not a date. Get the real one from the agreement before you plan around it.

EtobicokeNow sellingKipling Station Condos
CentreCourt · 5251 Dundas St W — at Kipling station
- From
- From the $500,000s
- Occupancy
- 2026
- Type
- Condo
Built on top of the Kipling interchange, where the subway, GO and MiWay all meet — the one thing about this location that will not change. CentreCourt builds at volume and sells fast. The portal holds no unit mix and a 2026 occupancy that is nearly here, so the first question is what is actually left and at what size.

Tridel is the most established builder on this page, which usually shows up in build quality and in the management of the finished building rather than in the asking price. The portal publishes no price, occupancy or address for this one — three questions before anything else.

A monthly-deposit option instead of lump sums, which is the whole appeal for a first-time buyer or an investor holding cash. Winter 2028 is a long carry — price the deposit plan against what that money would otherwise earn, and get the option you choose written into the agreement.

- Q1 2027 (Tower B)
- Type

Nine hundred homes is a great deal of competition on resale and on the rental market, all completing at about the same time. The Q1 2027 date belongs to Tower B — confirm which tower the price you are quoted comes from, because the two lists differ.

- From

- 2026
- Type

The lowest entry price on this hub, with a deposit of 1% a month rather than a lump sum. At this price the question is not the payment — it is what a studio in that building rents and resells for, and whether the 2026 occupancy still holds.

Two price lists — the main building and a separate Terrace Collection. Ask which list your suite sits on before comparing anything, because the terrace homes are a different product at a different price per square foot.

Ownership and the monthly fee · what the price is actually based on · the full deposit schedule · the occupancy date that is in the agreement, not the brochure · whether you can assign, and at what fee · whether closing costs and levies are capped.
Three of those six cost buyers real money, and no listing portal answers any of them. Each project page scores itself out of six, so you can see what is known before you ask.
